FEES TO TENANTS

We can accept an application on our properties.  All application are submitted to the landlord for review, the landlord will then decided who they want to go with, there is no fee to pay for applications.

If you are accepted on a property you will be required to pay the deposit of 1 month’s rent.  If you change your mind or you have given false or misleading information on your application, you will be refunded the deposit less 1 week equivalent rent as a fee.

DURING TENANCY
Amendment fee £50 (inc vat)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.
ENDING YOUR TENANCY
Early termination of tenancy £50 (inc vat)
Subject to finding a new tenant to take over the contract.
LOSS OF KEYS OR SECURITY DEVICES
Loss of keys or security devices £50 (inc vat)
or Part thereof
If we are required to attend or obtain replacements.
LATE PAYMENT OF RENT
3% + Bank of England base rate the rent will be charged on late payment 3% above BOE base rate
CALL OUT FEE
For non-emergency call out £15 per hour (inc vat)

FEES TO LANDLORDS

TENANT FIND 1 MONTHS RENT INC VAT subject to a minimum fee of £600.00 INCLUDING VAT

 

Deducted from the first month’s rent, fee INCLUDES:

  • Referencing and affordability checks on a prospective tenant
  • Collect and remit initial month’s rent received
  • Collection of Deposit and protection with DPS (custodial)
  • Provide tenant with method of payment (Standing order)
  • Tenancy agreement and initial paperwork
  • Deduct any pre-tenancy invoices.

RENT COLLECTION 10% INCLUDING VAT OF RENT ACHIEVED INCLUDES:

  • Referencing and affordability checks on a prospective tenant
  • Collect and remit initial month’s rent received
  • Collection of Deposit and protection with DPS (custodial)
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission
  • Tenancy agreement and initial paperwork
  • Deduct any pre-tenancy invoices.

FULLY MANAGED 12% INCLUDING VAT OF RENT ACHIEVED INCLUDES:

  • Referencing and affordability checks on a prospective tenant
  • Collect and remit initial month’s rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Tenancy agreement and initial paperwork
  • Deduct any pre-tenancy invoices.
